Net sales (including other operating income) of Oberoi Realty for the quarter ended Jun 2022 has increased 221.23% to Rs 913.11 crore. Sales of Real Estate segment has gone up 217.67% to Rs 878.30 crore (accounting for 96.19% of total sales). Sales of Hospitality segment has gone up 348.01% to Rs 34.81 crore (accounting for 3.81% of total sales). Profit before interest, tax and other unallocable items (PBIT) has jumped 315.83% to Rs 484.48 crore. PBIT of Real Estate segment rose 292.51% to Rs 471.96 crore (accounting for 97.42% of total PBIT). PBIT of Hospitality reported profit of Rs 12.52 crore compared to loss of Rs 3.73 crore. PBIT margin of Real Estate segment rose from 43.49% to 53.74%. PBIT margin of Hospitality segment rose from negative 48.01% to 35.97%. Overall PBIT margin rose from 40.99% to 53.06%. Operating profit margin has jumped from 43.93% to 53.90%, leading to 294.15% rise in operating profit to Rs 492.17 crore. Employee cost decreased from 5.58% to 2.28%. Other expenses fell from 49.76% to 36.12%. Other direct service cost fell from 45.56% to 33.44%. Other income rose 106.27% to Rs 21.7 crore. PBIDT rose 279.55% to Rs 513.87 crore. Provision for interest rose 88% to Rs 32.6 crore. PBDT rose 307.68% to Rs 481.27 crore. Provision for depreciation fell 3.07% to Rs 9.78 crore. Profit before tax grew 336.73% to Rs 471.49 crore. Share of profit/loss was 2,611.98% higher at Rs 45.29 crore. Provision for tax was expense of Rs 113.7 crore, compared to Rs 29 crore. Effective tax rate was 22.00% compared to 26.45%. Minority interest was nil in both the periods. Net profit attributable to owners of the company increased 399.91% to Rs 403.08 crore. Promoters’ stake was 67.70% as of 30 June 2022 ,compared to 67.70% as of 30 June 2021 .
