Booked 0.92 lakh sft of area in Q1FY22
Consolidated net sales (including other operating income) of Oberoi Realty for the quarter ended Jun 2021 has increased 140.85% to Rs 284.25 crore.  Operating profit margin has slumped from 49.09% to 43.93%, leading to 115.52% rise in operating profit to Rs 124.87 crore.  Employee cost decreased from 7.58% to 5.58%.   Other expenses fell from 55.00% to 49.76%.   Other direct service cost fell from 49.78% to 45.56%.   Other income rose 19% to Rs 10.52 crore.  Provision for interest fell 3.24% to Rs 17.34 crore.  Provision for depreciation fell 4.45% to Rs 10.09 crore.  Profit before tax grew 181.88% to Rs 107.96 crore.  Share of profit/loss was 12.84% higher at Rs 1.67 crore.  Provision for tax was expense of Rs 29 crore, compared to Rs 11.71 crore.  Effective tax rate was 26.45% compared to 29.44%. Minority interest was nil in both the periods.  Net profit attributable to owners of the company increased 187.25% to Rs 80.63 crore.  

 

        

  • Sales of Real Estate segment has gone up 139.29% to Rs 276.48 crore (accounting for 97.27% of total sales).  Sales of Hospitality segment has gone up 213.31% to Rs 7.77 crore (accounting for 2.73% of total sales).  

           

  • Profit before interest, tax and other unallocable items (PBIT) has jumped 136.57% to Rs 116.51 crore.  PBIT of Real Estate segment rose 116.03% to Rs 120.24 crore (accounting for 103.20% of total PBIT).  PBIT of Hospitality segment fell 41.81% to Rs -3.73 crore (accounting for -3.20% of total PBIT).  

           

  • PBIT margin of Real Estate segment fell from 48.17% to 43.49%.  PBIT margin of Hospitality segment rose from negative 258.47% to negative 48.01%.  Overall PBIT margin fell from 41.73% to 40.99%.  

    Other deveopments

    Total area booked for Q1FY22 was 0.92 lakh sq. ft. as against 0.12 lakh sq. ft. booked in Q1FY21 and the total value was Rs. 169.97 crore for Q1FY22 as against Rs. 24.79 crore for Q1FY21.

    Promoters’ stake was 67.70% as of 30 June 2021, compared to 67.70% as of 30 June 2020.
